1 Inspection: We inspect all of our rentals for damages and take photos and video before and after each client come or goes. This is to insure you get what you pay for by offering excellence every step of the way. This is how we safeguard your security deposit, and all of our Unit owners are some of the best in the Philippines with Gold integrity and pride in their rentals.


2. Appliances: It goes without saying that before a showing we turn on and off every appliance to make sure that its working, we normally can have it repaired same day or by following day depending on the times. If anything goes out of whack or a glitch in the matrix happens during your stay, call or Pm, of course anything after 11 may have to wait till earlier morning, but we promise the second we see that message we are working for you.


3. Common issues: Here are something’s you should check before all rentals no matter the agency, upon entering make sure the

–doorknob is tight, lol, right, but think about it if the agent isn’t able to handle that, the very first impression upon entering? Really? First impressions are last impressions, you have to exit the way you came in.

-CR Normally the CR, (aka comfort room, aka bathroom, aka Throne of peace) Ask if the water is already on in the unit, if it is take full advantage of this, turn on

-the sink 

-flush the throne

-and definitely the “crème de la crème” check the shower head. 

-Cooking appliance’s Its ok to check this. your comfort is our number one concern, and we want these things to work for you. Ask us if we have checked ourselves, we are there for your questions.

-Fridge yes, the fridge oh the bold print is still on, check the seal lining inside the door for any cracks or damages turn it on and see if its seals, better yet see if it gets cold. It’s an easy replacement for us if need be so no worries freeze a coke and sit back and relax knowing all is right in your world.

-Microwave which can normally have small dents in the front or sides but nothing atrocious or outstanding the important thing is that you make sure it works for you….and your family too.

-Electronics turn it all on, and off. Make sure the TV, the fan the Ac all work for you. If there is something that isn’t working it’s a guarantee before you move in if you decided that you will, we will have already fixed it. We don’t play games, and we always give you firsthand information. Transparency with our clients is paramount to the customer service we provide to our clients. Not just our favorite ones, all of em’! Same treatment on different days, some same days, mostly all days.

-Windows this is one of our pet peeves, we want to make sure of the safety of your off-spring (aka that kid!), and pets. We have gone to great lengths to make sure this happens, by having bars put across the lower windows not making the window accessible for the offspring “We have photos” check the locks and opening and closings make sure the birds are flying in the right direction. Be detailed for yourself, this helps us help you.

-Bed check for lumps bumps and scary black dots, not a thing! We maintain these units for our clients. If you choose to bring your own linen, we can strip the bed before your arrival. If not that’s ok too we have some guy that sets up the bed in a fancy way. Same guy writing this blog, Look I do my best to fancy it up, see my shoes I have issues. The Agent (Fanie) my partner says so. In defense of myself, “My shoes alone do not define me.” But your comfort does and if you need a change let’s make it happen.

4. Seal the Deal- This part is crucial between Agent and Client; negotiations sometimes can be made if it’s long-term. Not always but sometimes it works out. Never be afraid to ask for the Fanielieh special, Ha! I had to spell out her whole name for that one! I probably won’t eat tonight.  

-Make sure that everything you added to the contract as it works both ways is there, nothing in the contract can be agreed upon by the Agent alone unless they are given POA over the unit. Transparency between Owner and Agent is critical so that all parties involved are on the same wavelength. Contract transparency for Cebu rentals separates the pros from the wannabes. 


-Signatures Everyone involved from You to Agent and yes especially the Unit owner will have signatures on that contract. If not, question this! Don’t let it go without documented proof on why it is missing a signature. It’s unfortunate but yes, sometimes you come across a bad agent and the unit owner doesn’t know that there is a Rental happening. Signatures are required from all parties involved. Look you don’t have to be our client to send us a message if you are having concerns or discomfort with another agent, we are here to inform and help every step of the way. Our goal is not to oust our fellow Agents, simply give clearer understanding for all parties.


-Copies everyone in that room gets a copy, if there are two Agents co-existing together for a rental, they both get a copy, you get a copy, your kids get one if you so require, the Unit owner gets a copy. Better yet all copies have to be notarized by a legal representative, and we take care of that for you. Do not trust digital contracts alone, paper is Gold in this circumstance and can save you a lot of headaches.  Fanie is a devoted professional and transparency with contracts and your needs are her first priority.


5. How it works so like 99% of all rentals work in the Philippines, You pay first month, last two months security.

First Month’s Rent and Two Months’ Security Deposit in the Philippines

When you rent a property in the Philippines, it’s common for landlords to require:

  1. First Month’s Rent: This covers your first month of living in the rental.

  2. Two Months’ Security Deposit: This is held by the landlord as a guarantee against any potential damage to the property or unpaid rent. If you leave the rental in good condition and have paid all your rent, you should get this deposit back when you move out minus last month billings, electric, water and wifi.

What You Get Back After Your Tenancy

At the end of your tenancy, you should get back your security deposit, provided you meet certain conditions:

  1. Security Deposit: To get this back, you need to:

    • Leave the rental in good condition, without any damage beyond normal wear and tear.

    • Ensure all rent and any other agreed-upon fees are fully paid.

    • Follow the terms of your lease agreement, such as giving proper notice before moving out.


  2. Normal Wear and Tear: Landlords cannot deduct money for normal wear and tear, which includes things like minor scuffs on walls, faded paint, or worn carpets. However, they can deduct for damages like large holes in the walls, broken fixtures, or significant stains on the carpet.


  3. Time Frame: In the Philippines, landlords typically have a specific time frame to return your security deposit, often within 30 days after you move out. They should provide an itemized list of any deductions made from your deposit for repairs or unpaid rent.


  4. Disputes: If you believe any deductions are unfair, you can dispute them. It’s helpful to have documentation, such as photos of the property when you moved in and out, and any communication with your landlord. Contract transparency for Cebu rentals is crucial.


  5. REMINDER: normally before you receive your security deposit back, we wait for the last Billing during your stay and use the security to pay that, and you get the rest. Ask questions, we don’t like leaving you with no understanding so ask us. Commination is everything. It can be very confusing, and we want to make sure that we are clear and concise with transparency.


By ensuring you leave the property in good condition and have paid all your dues, you should be able to get your security deposit back without issues minus last month billing for electric, water and Wi-Fi. Which is why we have to wait for the end of the billing cycle to release the security back into your account. The newest thing happening here in Cebu is that some Unit owners or adding the house keeping bill. Ask about this at the beginning of your contract signing.
